Office facilities + layout

There are total of 20th floors in this building, and each floor is well organized with advanced facilities. And because the theme is 'aquaria concept', each floors which are related naturally and is eco- friendly environment.

PARKING LOT-B1 to B5
First, there are 5 underground parking spaces in this building, categorized as B1 to B5. Total of 50% of the parking slots is privilege-parking slots for the worker, which is in blue color slots in each level. The rest of the parking slots were the visitors parking slots. The parking slot for the workers has auto check-in service, which is A device like a touch n’go will be given to all the workers to install in the car and automatically check in when they enter the parking slot. There are 3 elevators to the ground floor.


LOBBY-Ground
Next will be the lobby at the ground floor, where reception counter, management counter and security counter are located here. A big aquarium will be placed around the reception counter. The aquarium consists different types of fish from different oceans to match the theme of the building. Also, green plantation placed around the corner. There are 6 elevators to the offices.


FOOD COURT-F1
Food court for the employees was located at the first floor. The food court comprises of different variety of good quality food at reasonable price. There are different types of food stalls, including western food, Japanese food, and Chinese food, Mamak food and beverages. The employees can pay with ID card at discount prices. Soothing music will be played all the time to match the theme of this building.

OFFICE LOTS (For Lease)- F2-F19
The office lots that are leased out will be at 2nd floor till the 19th floor. There are two toilets in each floor. Each of the office will have an aquarium on the wall, as well as in the toilet. There are 12 digitized tables for the workers with built in touch screen tablet, including food and beverage order service, printing service, etc. At the center of the office, there are four digitized tables for the manager level of employees. Each chair has a massage function for workers. Besides, the table also allows the worker to communicate with other employees for group and personal meeting in the monitor.

OTHER FACILITIES-F20 + ROOFTOP
At the 20th floor, which are the childcare, gym, sauna, and rest room. These facilities are created conveniently for the employees from this building.
Lastly, the swimming pool, beverage bar, and garden will be located at rooftop with spacious open space. The rooftop was ¾ covered with the half transparent and UV protection shelter. There are few tables and chairs placed near to the bar and swimming pool. A pavement and plantation will be placed in the garden.

WATER SLIDE 
Another special facility is the slides connected from the rooftop to the ground floor; it’s located outside the building. The purpose of the slides is to create excitement to the employees and save time compared to staircase and elevators.

Marketing Strategies

We plan to promote this office through several strategies--

  • Gamification, 
  • Push and pull strategies 
  • Guerilla marketing
GAMIFICATION
Our idea is to promote a healthy lifestyle among employees by rewarding  free parking fees whenever they achieve a certain “walking count” points in a week, this will be done by using the staircase to reach their respective floor. Before they begin using the stairs, they will scan their tag to start the “walking counts” and as they reach their respective floors, they will have to scan their their tag again and that will end the “walking counts”. Thus, workers will be rewarded if they achieve the targeted “walking points”, as the reward their parking ticket will not be charged for the whole week. Meaning to say they don’t need to pay for their parking ticket for the whole week, this will encourage the workers to walk more in order to save more. Indirectly this promotes healthy lifestyle among the workers.




PUSH AND PULL STRATEGY
This strategy will come into play by placing a showroom to showcase the interior and exterior design of the office  and at the same time advertise the unique features of this office through social networking, advertisements (pop-ups) and so forth.

GUERILLA MARKETING
Where the outer part of the building will feature 3-dimension of the interior design in the building to attract potential customer. We also plan about making the middle outer part of the building as a big aquarium (big tank) filled with corals and unique sea creatures. This will definitely be a major attract to the people who pass by, an icon on its own, the one and only aquarium building in Malaysia.

Location

Strategy Location : CYBERJAYA

We aim to have the office located at Cyberjaya, a city that aspires to be known as the Silicon Valley. Well known for its high-end industry atmosphere and it is surrounded by environmental friendly surroundings, as can be seen below (photos).

Theme/Concept for SKYTOWN OFFICE

In order to create an office with underlying digital technologies and consist of the marketing niche, our group came up with a throughout plan on how the office will be created, promoted, and the marketing strategies taken into consideration. Our plan is to build a large tall building with 20 floors which consists of various company offices with innovative structures and technologies.
